All property or land demises in the UK need to be registered with HM Land Registry (HMLR) if you have purchased, inherited, transferred, split up, been gifted, mortgaged or received in exchange for other property or land.
This is usually undertaken in conjunction with a qualified legal professional and as part of that process there will nearly always be a requirement for an accurate, up-to-date, HMLR compliant plan.
“Land Registry” in the UK generally describes a system which encompasses the ownership, possession or other right(s) in land that can be recorded to provide evidence of title, facilitate transactions and to prevent unlawful disposal.
At Formby Surveys we specialise in producing compliant plans and have done since the early 1990s, with all our plans satisfying the criteria laid down by HMLR in accordance with Practice Guide 40 and the Land Registration Act 2002.
To produce a compliant plan correctly, an understanding of HMLR requirements, accurate measurement, survey scale, co-ordinated site grids, Ordnance Survey mapping and digital plan production are all required – in other words it’s the job of a Geomatics Surveyor!
